Property Details
It is a village house with magnificent valley views in a peaceful rural situation. This traditional looking house was built just over 25 years ago and offers comfort in splendid surroundings. It was purchased by us in 2003 and is being newly furnished as our home in France.
There is electric heating, although it is our experience that this is totally unnecessary during the letting season! The large sitting/dining room has an open fire, TV, comfortable seating and CD player. There is a large farmhouse type table with traditional French dining chairs. The fitted kitchen has: a gas/electric hob with extractor over; dishwasher; electric fan oven; microwave and refrigerator with a freezer compartment; table and chairs. There is an additional refrigerator and a washing machine in the laundry room in the basement. The two bedrooms on the main floor are equipped with king size beds. The triple bedroom is the only room on the upper floor of the house and is reached by a wooden staircase.
The half tiled bathroom contains a bath with shower fitment over, washbasin and bidet. The wc is separate and there is an additional wc in the basement.
The balcony extends around the southern and western aspects of the property. Beneath this on the southern side there is a gravelled and paved area that can be used for sitting out. The property is provided with a set of garden furniture and barbecue.
The garden consists of flower and shrub beds on the village side and fruit bushes and trees to the eastern side. There are some rustic stone benches among the trees. The land falls away quite steeply at the edge of the garden.
The basement contains the garage which has ample parking space and a workshop area. There is extra parking space inside the gates and in the shade of a fairly large tree. There is even more parking area just outside the gates.
Local Area DetailsNoailhac is a small farming community and there is a restaurant/bar in the village and a church. The bell rings at service times to remind the faithful of service times (there are few services in the church) and on the hour to tell all that time is passing. Pilgrims pass the house on their way along the route to Santiago de Compostella in Spain . Most pilgrims are not doing the whole route but completing a section of it. There is a steady trickle of young people and some less young whether it is rain or shine! Many stop at the restaurant for sustenance and some stay at the gite d'etape in the village overnight.
All shopping can be obtained in St Cyprien although a wider choice is available 20 minutes away at Decazeville or Marcillac.
It is an area favoured by many French for their holidays although few British people have yet to discover the area! Aveyron has more plus beaux villages than any other French departement. Rodez airport is within 30 minutes. The sleepy village of Noailhac is just south of Conques and is an ideal spot for visiting historic Figeac, Villefranche de Rouergue with its wonderful weekly market; Albi's cathedral and Toulouse Lautrec museum. Just to the north is the Lot valley with the spectacular gorges and beyond this you find the wide open spaces of the Cantal. About 3 kilometres down the hill are the shops, restaurants, bars, banks and swimming pool in St Cyprien sur Dourdou. Larger supermarkets (and Traditional French markets) can be found at Decazeville and Marcillac, which is the centre for wine production in the area . It is wonderful walking/cycling country with lots of wildlife. You can go horse riding and canoe on the River Lot or just laze on the balcony with a book, or under the fruit trees in the garden. Don't forget the French habit of eating out in wonderful restaurants.
