Villa Pacifica is a gorgeous two-story oceanfront home with all new furnishings and the finest appointments. With over 3000 square feet of sunny living space the home enjoys stunning white-water and sunset views from the expansive front patio area as well as a spacious oceanfront deck off the living room and master bedroom.

All four bedrooms/den and living room enjoys their own private entrance through sliding glass doors which open to a generous private deck or patio. Large family and corporate groups can enjoy unfettered access to their sleeping accommodations for up to 14 persons without walking through the rest of the home.

Villa Pacifica faces west with a straight-on whitewater view of the magnificent Pacific Ocean. The home is very bright with walls of glass and soaring 20-foot-high ceilings that capture the morning sun and the beautiful sunsets each day. The living room and dining room are both spacious for large groups and afford an unparalleled view of the Pacific Ocean. On especially brilliant days you would swear you can see all the way to Japan.

Villa Pacifica has a large front patio area, ocean front deck off living room and upstairs master bedroom, a new 350 square foot deck in back, a large landscaped back yard with private parking behind a security gate, and a two car garage.

This is a GREAT location. Our home is away from the traffic and congestion of downtown Ocean Beach. However, Ocean Beach is just a five minute walk away. Pacific Beach and Mission Beach are a short drive away. Downtown San Diego, Sea World, the San Diego Zoo, and Balboa Park are nearby.

There are a variety of restaurants in Ocean Beach and the neighboring towns, including Point Loma, Pacific Beach, Shelter Island, and downtown San Diego.

The family room, second master bedroom, third large bedroom, two bathrooms and laundry room are on the ground floor. The front bedroom opens onto a patio and has a view of the ocean. The second master bedroom opens into the newly landscaped back yard and new Jacuzzi. It has the advantage of morning sunlight. The family room also catches the sunrise and opens into the backyard.

The front and back yards are both fenced and gated. The front yard is nicely landscaped.

The kitchen is large with plenty of cabinets and counter space. Its openness is great for entertaining family and friends while preparing a meal.

The kitchen has a new stainless steel refrigerator which provides cubed and crushed ice, an extremely quiet dishwasher, a Jenn Air stove, and stainless steel double sink. The kitchen is fully equipped with microwave, toaster oven, dishes, glasses, pots & pans, flatware, spices, etc.

The Kitchen window overlooks the hills and the backyards tropical landscaping. The kitchen window can serve as a pass through when using the BBQ on the deck.

The living room and dining room areas are spacious and open. The back deck is accessible through the dining room sliding door.

The large back deck is the perfect place for relaxing in the warm morning sun. The sun's rays grace the back deck for most of the afternoon. The deck stairs lead down to the back yard, garage, and parking area.

The sliding glass door opens onto the front deck. Open the sliding door and you can hear the surf. On a hot day, the sea breeze cools the house in minutes.

Villa Pacifica enjoys an expansive estate-sized oceanfront lots (10,500 square feet)--among the largest of any San Diego Oceanfront community.

The shoreline immediately in front of Villa Pacifica includes coastal formations, tide pool areas (just 150 yards south of the house where you can view sea anemones, crabs, small fish and other sea life) and several white sand cove beaches that are accessible from steps and trails (the closest cove beach is 200 yards north of the house). Sunset Cliffs Nature Park: Dedicated in 1983, Sunset Cliffs Nature Park stretches along the Pacific Ocean bordering the western edge of Point Loma. The Nature Park begins just north of Villa Pacifica and follows the natural beauty of the California Coast for two miles where the 68 acre Sunset Cliffs Nature Park links up with the 640 acre Point Loma Ecological Reserve.

The entire area is designated a multiple species conservation area with the topography including white sand cove beaches with great surfing, bogey boarding and body-surfing, calmer tide pool areas, intricately carved coastal bluffs, arches, and sea caves?there is something for everybody from the surfer to the birdwatcher at the Sunset Cliffs Nature Park.

From December through March the California Gray Whale migrates 5,000 miles from the Bering, Chukchi, and Beaufort Seas to their winter breeding grounds in Baja, California. Tens of thousands of gray whales make a spectacular showing within a few miles of the San Diego
