"Clovis" is situated in the rolling countryside of the Lot & Garonne, a beautiful location in the wine region of the South West. It is just south of Bergerac and 40 minutes from S. Emilion. The historic bastide village of Duras is 8 minutes away and has excellent shops, restaurants, bars etc.

The house is set in 3 acres of garden and is very secluded with various trees for shade, and during he season there are plenty of figs and nuts to be picked. The large swimming pool, 12m x 6m, is set to the back and side of the house, providing complete privacy. Plenty of pool furniture is provided and there is under water lighting for swimming at night.

The house has a large shaded terrace at the rear, which is wonderful for lunchtime and evening dining.

The house is very old and retains much of its original character, with beamed ceilings, exposed stone walls and tiled floors, but it has been modernised to provide very comfortable accommodation which is all on ground level.

The very large lounge/dining room, has a huge stone fireplace at one end and french doors leading to a sunny side terrace at the other. It is comfortable furnished, with a digital satellite television and a hi-fi system. There are plenty of games and books, should you need them. The dining table seats six very comfortably and there is no shortage of glassware and crockery. A telephone and fax is provided which can receive all incoming calls and can be used to make local and emergency calls.

The large fitted kitchen is very well equipped with everything to make food preparation and cooking easy and enjoyable. There is a built in electric oven, gas hob, dishwasher, microwave and fridge freezer. There is a door that leads onto the rear terrace.

There are three bedrooms, all of which are good size. The main bedroom has a double bed and a bathroom ensuite. The other two rooms have single beds, one of these has a large bathroom ensuite and there is a seperate luxury shower room. The mattresses are all very comfortable, and bed linen and towels are provided. A cot can be supplied if needed.

The laundry room is equipped with a fully automatic washing machine and tumble dryer. An iron and ironing board is also provided.

The house is centrally heated, and there is a large woodburning fire in the lounge, making the house very comfortable in the winter months.

The house offers peace and tranquility, yet everything you need is conveniently close by.

Local Area Details

The area in which "Clovis" is situated is totally unspoilt and is known for its famous wines and fruit, especially the prunes. There are many wine Chateaux for tastings and buying wine, water mills, potteries and abbeys, small medieval towns and villages to discover. Lac St. Sernin is hidden in the pine woods just the other side of Duras. It has a fresh wate lake, sandy beach, tennis, sailing, boating and windsurfing, also fishing and horse riding are available nearby.

The restaurants serve famous local dishes as well as simple farmhouse food. The selection in the local markets of game, fish, wild mushrooms, home made bread, cheeses, pates, foie gras, fruit and vegetables is quite amazing. Full details of all the local markets and restaurants, ranging from gourmet to rustic, can be found in the "House Book", or should you feel like being pampered, arrangements can be made for a chef to come to the house and cook a delicious meal for you.

The local wild life includes pheasant, quail, rabbits, deer and wild boar. Large white owls are frequently seen as is the Hoopoe, a very colourful local bird, and the Golden Oriole, with its beautiful call, is a frequent visitor to the garden. In May & June the area is full of wild flowers and the orchards are in blossom. The grape picking season is late September to October, when the weather can be surprisingly hot. If you are not restricted to school holiday periods, May/June and September/October is a beautiful time to visit the South West.

There are several golf courses nearby, and the internationally recognised golf and country club "Chateau Vigiers" is about 25 minutes away.

Everything is provided for your stay, including linen and household towels, all you have to bring are towels for the swimming pool. (These can be hired if required). We provide an information book at the house that lists places of interest in the area. The house will be prepared for you, all you have to do is enjoy yourselves.

"Clovis" is ideal for families or friends sharing.
