Property Details
Set in the upmarket 'Village at Tucan Ridge' on US Highway 27 in the Davenport/Kissimmee area, it is a unique home community as it is has both rental properties and in the main, local US residents. Our neighbours are young families and are very friendly.
The villa itself has two master bedrooms, each with its own en suite and cable television. The main master has a kingsize bed, twin shower room and Jacuzzi bath. There is also a cot that converts to an intermediate or toddler bed in the master bedroom. The second master bedroom has a queen sized bed with en suite and cable TV. In addition there are three further bedrooms each with twin beds and all have their own cable TV. All 5 bedrooms have ceiling fans.
The home has a fully fitted kitchen with many additional items such as a toaster, coffee-maker, blender, slo-cooker, microwave etc. There is a reading room that looks out onto the pool area and of course a family room. In the family room, for your entertainment, there is a large 50 inch flat screen high definition TV (with digital cable - the DVR system), an HD compatible DVD player with around 70 family and children's DVDs, a VCR and a Hi-Fi with 60 CDs.
In total the villa has 3 and 1/2 bathrooms - two ensuite, a family bathroom that serves the other bedrooms and the half-bath (as Americans term it) is a toilet with vanity unit.
There is a separate utility area with a washing machine, tumble dryer, iron and ironing board.
The home has three dining areas - one by the pool for alfresco dining (covered with a fan and light above) one by the kitchen for breakfast meals and a formal dining room seating 10.
Needless to say the villa is fully air conditioned - it has two independent systems, one for upstairs and one for downstairs.
Outside there is a large screened private heated pool, a large lanai (patio) area with numerous sun beds so that you can enjoy the Florida sunshine. In addition there is also an outside shower facility by the pool.
There is also a games room with a foosball table, an air hockey table, a pol table and electronic darts. The games room also has a large 31 inch TV and DVD player.

Local Area DetailsOn site there is a tennis court that is free to use by guests at the villa. Nearby, there is a championship golf course designed by the legendary Jack 'The Bear' Nicklaus (Champions Gate.)
Tuscan Ridge is within 15 minutes drive of Disney World and close to all the other major attractions (such as Universal Studios and Sea World and water parks).
Nearby there are supermarkets and restaurants. Try out the China Buffet just along the road on Highway 27 - an 'eat as much as you like' place for a fixed price. Lunchtimes is very inexpensive and absolutely great value for money as the food is very good and there is so much choice (including deserts!).
Being within 5 minutes drive of Interstate 4 (the main motorway that takes you to Disney) its central location is ideal for trips to both Atlantic and Gulf coasts (for Daytona Beach, Cocoa Beach, Kennedy Space Center - Tampa Bay, Clearwater, St Petersburg and Naples).
