Named after the holm-oak trees that shade its garden, I Lecci is a beautifully restored 100-year-old farmhouse with breathtaking views across the Val di Chiana and the countryside between Umbria and Tuscany. Situated between Montepulciano and Cortona in the green heart of Italy, I Lecci is an ideal location from which to explore many of the country’s most famous cultural and historical centres. Set in olive groves and sunflower fields, this charming farmhouse was originally built from handmade bricks and restored to a high standard of comfort in 1995. The house sits on a hilltop on the edge of the rural hamlet of Pozzuolo. The picturesque walled town of Castiglione del Lago is six kilometres away overlooking Lake Trasimeno, Italy’s fourth largest lake. I Lecci is divided into two independent apartments but can be rented as a single holiday home. In the garden secluded seating areas offer a number of shady areas to enjoy spectacular views of the surrounding countryside or dine ' al fresco.' The climate is one of the best in Italy with an early spring and late autumn. Summer temperatures average 25 – 30 degrees Celsius. Winter is characterized by cold, crisp mornings with blue skies and sunshine. All rooms are spacious and well presented. With terracotta-tiled floors and high-beamed ceilings, they are cool and airy in summer. The Accommodation - 1. Ground floor apartment · Sleeps 5 · Two large double bedrooms. It has a large fully equipped kitchen/breakfast room, including all modern appliances, including a dishwasher and even a traditional wood oven. A separate dining room opens onto its own patio and leads to a cosy living room with exposed beams and an open fireplace. The living room is equipped with a television,video and stereo, plus a wide selection of books and CD's for your enjoyment. The master bedroom has an en-suite bathroom and direct access via double doors to the garden and it’s own private patio. The second double bedroom has an additional single bed and is adjacent to its own shower room and toilet. There is also a utility room with washing machine. The Accommodation - 2. First floor apartment · Sleeps up to 4 · Triple aspect bedroom with en-suite toilet and basin · Large living room with double bed settee. This apartment is accessed by a separate outside stairway. The romantic triple aspect double bedroom with high vaulted ceilings offers an en-suite toilet and washbasin. There is also a separate shower room and toilet adjacent to the bedroom. The kitchen/Dining room leads to a double aspect sitting room with open fireplace and fabulous views of the surrounding countryside. It is equipped with a Television,Video and Radio/CD player and is well stocked with books and CD's. The sitting room also has a double bed settee which can sleep a further two people. Other Information There are Barbeques,Sun Beds and Umbrellas in the garden for guests, as well as a number of bicycles. There is parking at the house for three cars. The village of Pozzuolo offers good facilities, including a supermarket, bakery, bank, post office, petrol station, a number of small number of small bars and an excellent pizzeria - restaurant.
