Cosy woodburner and open fire (wood supplied free of charge). Main sitting room and additional sitting room equipped with toys, games, books, record collection and video. Enclosed gravel area at the rear of the house and a large private garden and lawn at the front and sides. There is garden furniture and a barbecue. Parking for eight or more cars. Dogs very welcome.

6 miles from the historic market town of Hay-on-Wye (the largest second hand book town in the world!)Host the the Hay Festival of Literature and Arts (May bank holiday) Views from the house are the Black Mountains, Brecon Beacons and the Begwyns Hills. Walks from the doorstep. Three fields beyond the house and you are on Llanbedr Hill. On the Begwyn Hill one and a half miles from house there is s stone roundabout and from here, on a clear day, you can see seven counties! We are very close to the Offas Dyke Path and in the heart of Kilvert Country. The City of Hereford is 25 miles and Brecon is 20 miles. Local shops in Erwood and Clyro 3 miles and Hay has (as well as books, antiques and prints) good supermarket, butchers other shops. Golf courses at Rhosgoch, Hay-on-Wye, Kington, Builth Wells, and Brecon. Riding stables 3 miles and further. Canoe and cycle hire in Hay-on-Wye. Rope centre nearby, local school community tennis courts and Leisure centre in Brecon. Local trout pools and the river Wye for fishing.Ideal for birdwatching. Local pubs and restraunts. Beautiful countryside on the doorstep.
